What the drawing carries

Demolition and new work
Existing walls are filled, new work is hatched, demolition is dashed in red. Keys 1, 2 and 3 switch the state of whatever is selected.
Doors and windows that work
Six door types with hinge side and swing direction, windows with width and sill height, each placed on its wall.
Services on separate layers
Electrical, plumbing and climate symbols each have a layer you can show or hide, so one plan serves three trades.
Rooms with areas
Rooms are detected from the walls after the work, named and measured in square metres or square feet.
The after state in 3D
The 3D view leaves out what is demolished and builds what is new, so the client walks the result, by day or by lamp light.
A PDF and a link
Export the measured plan with legend and quantities, or send a read-only link the client opens in the browser.

    Trace what is there

    Load the plan from the agent, the land registry or a phone photo of a sketch. Set the scale once and capture each wall with a click.

    Draw what changes

    Mark the walls that come down, draw the ones that go up, move doors, and add the sockets, lights and fixtures the new layout needs.

    Walk it with the client

    Open the 3D view on the call, change what they ask for on the plan, and send the PDF to the trades once the scope is agreed.

What it does not do

  • It is not a permit drawing set: no title blocks, sections, elevations or structural details.
  • No cost estimate or bill of quantities beyond the count of points per room.
  • No DWG or DXF export; the output is a PDF and a share link.

Questions

How do I show demolition and new walls on a floor plan?

In Layroom, select a wall, door or fixture and press 1, 2 or 3 to mark it existing, new or to demolish. New work is drawn hatched, demolition dashed in red, and the legend goes on the PDF.

Can the client see the renovation before work starts?

Yes. The 3D view shows the rooms after the work: demolished walls are gone, new ones are built, furniture is at true size. Send a share link and the client opens it in the browser.

Can my electrician and plumber use the same plan?

Yes. Electrical, plumbing and climate symbols live on separate layers of the same plan, and the PDF lists the quantity of every point room by room.

Is it free for professional use?

The full editor is free and needs no account. A free account keeps one project saved in the cloud; paid tiers with more saved projects are planned.

Does it replace CAD for the permit?

No. It is for agreeing the scope with the client and briefing the trades quickly. Permit drawings, sections and structural work stay in CAD with the designer who signs them.
