Lay out the bathroom and kitchen before the first cut.

Layroom is a free browser tool for placing plumbing fixtures on a floor plan. Trace the client's plan, put every sink, toilet, shower, drain and supply point where it will go, see where a door swing or a clearance collides, and export a PDF with a legend and the quantity of every point per room.

Free. No install, no account.

The demo flat, drawn in the editor: the same symbols and the same checks you get on your own plan.

What you can put on the plan

Eleven plumbing symbols
Kitchen sink, washbasin, toilet, bidet, shower, bathtub, washing machine, dishwasher, water heater, floor drain and supply point, all drawn at real size.
Clearances that show up
Each fixture knows the floor it needs in front of it. When a door swing or another fixture gets in the way, the plan hatches the clash in red and counts it.
Heating on its own layer
Radiators, boilers, split units and vents sit on a separate climate layer, so the wet rooms stay readable.
Existing, new, to remove
Mark each fixture and each wall as existing, new or to demolish. Moving a bathroom reads as what comes out and what goes in.
Quantities per room
The PDF lists the plumbing points of every room next to the measured plan and the symbol legend.
The room in 3D
The same plan becomes rooms the client can walk through, with the fixtures in place, before anyone orders a shower tray.

  1. 1

    Bring the plan in

Photograph the plan or load the PDF, set the scale by clicking a known length, and trace the walls with a click each.

  2. 2

    Place the fixtures

Pick a fixture from the Plumbing tab and click. Wall fixtures snap to the wall, R rotates the free ones, and 1, 2 or 3 marks a fixture existing, new or to remove.

  3. 3

    Clear the clashes, export

Step through the clash list until it is empty, then export the PDF or send the client a link to the 3D rooms.

What it does not do

  • It places fixtures and points. It does not draw pipe runs, falls, vents or isometrics.
  • No pipe sizing, flow or pressure calculations.
  • Clearances are planning distances for comfortable use, not a code check.
  • Export is PDF. There is no DWG or DXF export.

Questions

Is there a free tool to draw a plumbing layout on a floor plan?

Yes. Layroom's editor is free and runs in the browser. You trace or draw the floor plan, place plumbing fixtures and supply points on it and export a PDF with a legend and quantities per room.

Which plumbing symbols does Layroom have?

Eleven: kitchen sink, washbasin, toilet, bidet, shower, bathtub, washing machine, dishwasher, water heater, floor drain and supply point. Radiators, boilers, split units and vents are on the climate layer.

Does it draw the pipes?

No. It marks where each fixture, drain and supply point goes, at real size. Pipe routes, falls and sizing stay with you.

How does it flag a bathroom that does not work?

Every fixture has a clearance zone in front of it. If a door swings into it or two zones overlap, the plan hatches the area in red and a counter in the corner steps through each clash.

Can I show the client the new bathroom?

Yes. Switch to the 3D view to walk the room with the fixtures in place, or send a share link the client opens in the browser.
