Put the client inside the plan in the first meeting.

Layroom is a free browser tool that turns a 2D floor plan into rooms you can walk through in 3D. Architects, surveyors and interior designers use it at the concept stage: trace the existing plan, sketch the new layout with its demolitions, furnish it at true size, and send the client a link instead of a render.

Free. No install, no account.

The demo flat, drawn in the editor: the same symbols and the same checks you get on your own plan.

What you get at concept stage

From plan image to walls
Load a scan, a PDF or a photo, set the scale once, and capture walls with a click. Plans that draw walls as solid gray are traced in one pass.
Existing, new, demolish
Each wall, opening and fixture carries its state. The plan reads as a renovation drawing; the 3D shows the after.
Furniture at true size
A stock catalog of pieces with real footprints, placed on the plan or in the 3D room, with overlaps flagged in both.
Rooms, areas and a schedule
Rooms are detected from the walls, typed and measured, with the count of electrical and plumbing points in each.
Day and evening light
The walkthrough has a daylight mood and an evening mood where the light points from the plan become real lamps.
A link, not a file
The client opens a read-only 3D view in the browser. Nothing to install, nothing to export first.

From brief to first review

  1. 1

    Trace the existing plan

Start from whatever the client sends: a listing image, a land registry plan, a hand sketch. Ten minutes for a typical flat.

  2. 2

    Test the layout

Move partitions, swing doors the other way, try the kitchen on the other wall. Rooms, areas and clashes update as you draw.

  3. 3

    Review it together

Send the link before the meeting or walk the rooms on the call, then export the PDF as the record of what was agreed.

What it does not do

  • It is a concept and communication tool, not BIM: no families, sections, elevations or construction documents.
  • The 3D is a real-time walkthrough, not a photoreal render.
  • No DWG, DXF or IFC import or export; plans come in as images or PDF and go out as PDF.
  • No roofs, ceilings or stairs: the model is walls, openings, floors, fixtures and furniture.

Questions

How do I turn a floor plan into 3D for a client?

Load the plan image in Layroom, set the scale, click the walls to capture them, add doors and windows, and switch to the 3D view. Send the share link and the client walks the rooms in the browser.

Is it a replacement for Revit, ArchiCAD or SketchUp?

No. It covers the stage before them: agreeing a layout with the client in one meeting. Construction documents, sections and details stay in your CAD or BIM tool.

Can I work in feet and inches?

Yes. The editor works in metric or imperial, and the PDF export follows the setting.

Does the client need an account to view the project?

No. The share link opens a read-only viewer in any modern browser with WebGL2.

How many projects can I keep?

Without an account the project lives in your browser. A free account keeps one project in the cloud; paid tiers with more saved projects and team workspaces are planned.
